Lake Front Property Update – Tahoe – Incline Village & Crystal Bay, NV

We have had a lot of past clients and new customers request this information recently.  As local experts on water front homes we wanted to update you on the latest offerings on the water on the Nevada side of the North shore at Lake Tahoe.  This list includes all single family homes that are water front + one vacant lot, one tear down cabin and many other worthy lake front homes starting at $6 million and going up to almost $43 million.

Lake front homes seem to be in high demand right now as we near the end of the summer season.  We have been doing a lot of research and have some insight as to the best deals and why you should consider the following properties.  The list below is a comprehensive list of available homes on the water in Incline Village and Crystal Bay, NV.  Please keep in mind that a lot of water front homes do not have IVGID beach access even though they have IVGID privileges (**see us for a way around this where you can have full beach access**).

The list below is a short description of each property organized by price and area:

 

Crystal Bay, NV  -  9 Available

500 Gonowabie:  $4.2M500 Gono2

‘Vintage’ Tahoe cabin ready for bulldozer.  Steeper Crystal Bay lot with pier, boathouse, buoy.  Been for sale since 2007 and would be a worthwhile investment closer to $3M.

 

430 Gonowabie:  $4.5M430 gono

Nice remodel on a tiny water front cabin and guest cottage.  Has double decker pier.  Great views and early morning sun.

 

 

446 State Rt. 28:  $6.295M446

Broker owner Christina Van Dyke is in no hurry to sell this cliffhanger.  Probably a tear down for most people.  Breakwater, pier, 2 buoys and guest quarters ‘on’ the water make this one unique.

 

32 Crystal Dr:  $7.75M32a

I was going to say this was for sale when I was in high school, but not sure that our current MLS system goes back that far.  John Vennard is either very patient or has not really embraced a real value for this remodeled large rambling lake front with guest quarters, 3 car garage, huge pier and great privacy.  This is a unique house that goes on and on.  I barely remember it, but I was a caretaker there 13+ years ago.

526 Gonowabie:  $9.55M526

This home really takes advantage of the lake views from almost every room.  No pier, but one buoy.  Again, steeper lot like all Crystal Bay lake fronts and a lot of custom touches.

 

570 Gonowabie:  $9.998M570

Not much to look at from the street, but a great remodel inside with lots of stone.  Deep water pier + 2 buoys and FULL IVGID privileges.  Located at the very end of Gonowabie almost to Hwy 28.

 

444 Gonowabie:  $11.995M444

A very solid mountain home with a lot of nice lodge accents.  Half interest in pier + 2 buoys.  One of the better options in Crystal Bay with level access from the road and nice details inside.

 

26 Calaneva:  $19.5M26

The Howard Hughes Estate with 500’ of lake frontage.  Gated, remodeled main house with lodgpole accents, water front guest house, pier, buoys and 5 parcels totaling 5.5 acres.  This is a piece of history.

 

580 Gonowabie:  $39.75M580 580 bed 580 bath

Certainly the crown jewel of Crystal Bay.  From angled glass walls to glass stairways, this is a high tech specialty home that took close to five years to build (if memory serves).  This one certainly should have appeared in AD by now.  Feels like a luxury flat in NYC but on the water in Crystal Bay.  If you like contemporary meets lake front this is it!

Incline Village, NV  -  9 available + 1 Vacant Lot

1709 Lakeshore:  $4M1709

Certainly a value for a water front property with a shared pier and boat lift + buoy.  Even being close to the road cliff hanger with no real guest parking.  Direct west facing and construction quality looks to be very high with steel frame and high end finishes (as viewed on 8/15/2013).  Same owner has this one and house next door.

1685 Pinecone:  $5.9M (Sierra Star 1 of 5 homes)1685

The smallest frontage piece of the Sierra Star estate.  Should be purchased with the vacant lot to the west at 1675 Pine Cone or the Carriage House (garage) at 1131 Lakeshore and/or the main house at 1135 Lakeshore.  This home sits on a flag lot that is larger at the street and smaller at the water front with 30’ of lake frontage.  Gated access from Pine Cone Circle.

1665 Pine Cone:  $7.5M (one lot west of Sierra Star)1665a

Marketed as a retro cabin but really a place holder for future development very close to the waters edge.  Half interest in private pier and 2 buoys.  Also includes HOA beach association sandy beach and pier + buoy field.  Included ‘ of TRPA verified land coverage.

1137 Lakeshore:  $7.8M1137

The easterly most home in the Sierra Star estate.  Not a bad house, sandy beach and ½ interest in a pier with 1135 Lakeshore.  If not purchased with 1135 and 1131 then access easement would be necessary. Does not include separate buoy but the pier is the key to boating access!

1675 Pine Cone Circle (Lot):  $9.2M1675a

.75 acre lot with 8,300 square feet of land coverage verified, rock crib “L” shaped pier with boat lift and 2 buoys.  Approximately 100’ of lake frontage and almost dead flat building site.  If you want a great building site and really exceptional boating access this is it!  The rock crib pier is priceless and protects your boat from the prevailing southwest winds.  This is the boater’s delight and an easy building site with gated access and full Pine Cone beach amenities with another pier, bouys and sandy beach just 4 doors to the west.  This is the best buy development site you have been waiting for!  Buy this one with other pieces of the Sierra Star to complete the family compound.  Or buy with 1665 Pine Cone and build two houses!

1635 Pine Cone:  $10.45M1635

Clearly the best house for sale at or below the $10.5M range.  Like new condition inside.  Brand new shared pier and full Pine Cone Circle sandy beach and pier amenities next door.  Includes gated access and 2 buoys.  Home has Tuscan style finishes and bonus room over garage.  This home sits a little further out on the point for the best lake views in all directions.

1165 Lakeshore:  $12M1165

Labeled by the listing agent as “Triple Crown” with a 160’ frontage of beach, pier and buoys.  Certainly worth a look in this range and if a sandy beach is on the list.  Steeper lay of the land for this East end of Lakeshore location.

1169 Lakeshore:  $12.6M1169

A very well built Tahoe feel by renowned builder Ira Rodman.  We were there from start to finish on this one as we sold Ira’s partner this vacant lot.  Lots of wood and open beams.  No pier, but buoy and wonderful south western lake views and the best sunsets in Incline Village.  This is a great house and certainly worth looking at!  Carol Madrid is the listing agent and she would “love to see an offer.”

1135 Lakeshore:  $13.495M1135

The main house at Sierra Star (the largest of the 4 homes).  Open beamed main living area and expansive lakeside decks.  Nearly 11,000 square feet, shared pier, boat lift and a boat house.  Could be a great family home or even a great luxury vacation rental.  If purchased with other pieces of the Sierra Star combined for just under $43,000,000 (including 1685 Pine Cone at $5.9M, 1137 Lakeshore (Lake View Home) at $7.8M, 1131 Lakeshore (The Carriage House) at $6.6M, and the vacant lot at 1675 Pine Cone at $9.2M)

565 Lakeshore:  $15.4M565

A classy home when built in 1990.  Extra lot and coverage to build a guest house, subject to verification with TRPA.  Some parts are great and other feel dated, but overall a nice home and good privacy and lots of frontage at 226.’  I think the house is worth more around $13,000,000 and the lot depending on the layout maybe adds another $1 million if it can be developed.  I would put this on the tour but probably needs a pier to compete with others at or above $15M if boating convenience is important.

 

1131 Lakeshore:  $6.6M1131

The Carriage house at Sierra Star.  Basically a huge 12,000’ under ground garage with an elevator.  Have to buy this along with something in the collection on the water or will be landlocked (and vice versa).  I have attached the site plan to help this make some sense.  Look for the parcel on Lakeshore but not directly on the water…you get a giant collectors garage for $6M with a bunch of security, back-up generators etc…alone it makes no sense, but with the rest it is a collectors dream!
